Goals/Mission: - Support all Siemens China Merge & Acquisition activities in regards to Real Estate. As a member of the Siemens China M&A Team, the SRE M&A will provide professional evaluation of real estate property (land, buildings) and identify required write-offs, Identify property risks, and quantify repair or restoration requirements - Professional support of all Siemens China purchase and sales activities in regards to Real Estate - Facilitate the implementation and adaptation of corporate standards and develop the best practice in his related area Working Partners / Contacts: - Colleagues in Group HQ GM/GM BA of group SRE colleagues in Beijing and other district units - Colleagues in other corporate department (e.g. M&A, Legal and tax counsel etc) - External real estate consulting firms - Relevant government authorities, such as registration authorities, land resource bureau. - Real estate appraisal community within the industry Tasks: - Support all Siemens China M&A activities in regards to Real Estate - Post M&A real estate investigation and consolidation - Support all Siemens China purchase and sales activities in regards to Real Estate - Facilitate the implementation and adaptation of corporate standards and develop the best practice in related area - M&A Organization: ? Representing / selling the SRE M&A consultancy services to the Groups ? Project organization; ~management and ~ invoicing ? Process owner of the M&A processes - M&A Process: ? Taking inventory of owned, leased and rented objects and quantifying contractual obligations (lease, rent, construction or dismantling requirements) ? Quantifying repair or restoration requirements ? Estimating real estate values and identifying required write-offs ? Identifying property risks, i.e. due to third party claims ? Identifying liens such as mortgages, obligations or other rights by 3rd parties ? Issuing qualified reports, incl. recommendations for new lease contracts and negotiations with landlords - Sale of Real Estate Assets / Valuation of Real Estate Assets: ? Support the sale process of real estate assets, such as i.e. Green Villa or Marine Tower ? Support the evaluation process of real estate assets hold by Siemens in China Education: - B.A. degree or above Knowledge/Languages: - Project Management - Advisory Skills - Presentation / Moderation Skills - Real Estate Management - Economic Knowledge - Negotiation Skills - Market Knowledge - Knwoledge due to Company - English (written & spoken) Experience: - At least 2-3 years of professional experience as real estate appraisal and investment advisory - 1-2 years of experience within the field of real estate evaluation, incl. holding necessary qualification / certificates (i.e. public valuer) - With adequate experience for real estate appraisal and consulting projects - Leadship is desirable - At least three years working experience in foreign enterprises/organization and abroad Capabilities: - Initiative - Analytics - Customer focus - Entrepreneurial spirit - Network built on trust - Result and quality orientation - Strategic judgment and risk management - Business competence Additional Information: - Certufied CPRA(Public Real Estate Appraiser) and CPV(Public Assets Valuator) would be preferred. - Job Language:EN |
